Chicago

Project name Chicago. This project was brought to us by an exsiting customer. They purchased it at the sherrifs auction and wanted to turn it into a income generating rental property. We designed a space that provided 2 large bed rooms, a living room,1 bath, large open kitchen, with a dining nook and adjacent laundry room. The property needed all systems updated and had a couple of major structural flaws.

This particular project Was a purchase from the local Sherriffs auction. The property was a weird 2 bed 1 bath in serious disrepair. there was a hole in the roof which led to a rotted wall and subfloor. We discovered that the addition on the back side of the house was built without an actual foundation. First we supported the roof structure. Then, we removed all damaged framing to provide access to install a new foundation. In total we removed 35yard of debris from the property. we also removed a chimney no longer in use.

We installed new concrete foundations with 6x6 columns supporting a 4ply 2x10 girder. We Installed new 2x10 floor joists with a 23/32in TandG osb subfloor.we framed 2x4 wall partiotions to create a new laundry room, a bathroom, 2 bedrooms. new addition rear walls and roof. We insulated all walls and ceilings per local core and ordinances. New rough plumbing and electric installed. other structural repairs made to support the original rubble foundation

 
 

After


At this point the house was completly updated. It had a new furnace and ac., new electrical panel, new wiring, new plumbing, new appliances, everything. we were there to polish it up after we passed our final inspection and recieved our certificate of occupancy from the city.
