M and M — Private Establishment Renovation

M and M is a private establishment — a members-only space that needed a full interior renovation to bring it up to the standard the membership expected. The scope covered multiple areas across two floors: a new wet bar on the second floor main member area, a complete kitchen replacement, a dry bar addition in the main event space, and a full gut-and-rebuild of both the men's and women's restrooms.

Commercial renovation work in an occupied private establishment has its own set of considerations. Work sequencing matters — certain areas had to stay accessible while others were under construction. The bar and kitchen work involved new plumbing rough-in, electrical, and finish carpentry coordinated across multiple trades. The bathroom rebuild started from bare framing — new partitions, new MEP, waterproofing, tile, and commercial fixtures throughout.

The result is a space the membership is proud of — updated, functional, and finished to a standard that matches the character of the establishment.

The wet bar installation on the second floor required running new plumbing supply and drain lines through an existing finished floor — coordinated with the MEP trades to keep disruption to the structure minimal while meeting all commercial plumbing code requirements. The kitchen replacement involved demolishing the existing commercial kitchen setup, re-routing gas, water, and drain lines to the new equipment positions, and installing new commercial-grade finishes on walls and floors to meet health code standards.

The dry bar addition in the main event space was framed into the existing layout, tied into the building's electrical, and finished with millwork to match the character of the space. Both restrooms were taken back to bare walls — new framing, blocking for grab bars and fixtures, waterproof membrane, commercial tile throughout, and new commercial fixtures installed and inspected before close-out.

Every scope item was completed, inspected, and handed over fully operational. The wet bar, kitchen, dry bar, and both restrooms are finished to a commercial standard — durable, code-compliant, and built for the kind of regular use a private establishment puts them through. The membership has a space that reflects the investment they made in it.
