The Millers

Project name The Millers. This project was brought to us by one of our subcontractrors we've been working regularly since we opened our doors. They had already done a few smaller projects for the millers. This particular project was a larger scope and they were not willing to take on the liability. Unfortunately for the Millers they had been conned by a "Contractor" which was latter charged with fraud as the millers were not alone. The project stopped when the rough framing inspection had been called in and the county inspector red flagged it. Shaun had deviated significantly from the plans as well as not calling any of the preliminary inspections required. The roof called out 12" i-joist the fraud used 2x6s to span 20'. Ohio Residential code section 502.3.1 specifies; at 16" O.C. the max span is roughly 10'  So the entire roof structure was trash. The west wall was completly removed as the headers were under sized and was supposed to be a clear span across the back of the structure. The north and south wall had to be moved out by a half of an inch so the wall sheathing would sit correctly. the first floor was also overspanned so we did the math checked it with the architect then added a LVL header to split the span. All in all it was a cool project to get the opurtunity to build and the Millers were awesome people who didnt deserve to be taken advantage of in that way. Thanks to the millers for trusting us to build their dream space.

First things first. We needed to remove all of the structure that wasn't in accordance with the county approved building plans. We had to remove the roof, 1 wall and we had to install a girder to support the over spanned floor joist. All Electrical work they did was removed. Essentially everything they touched was removed or supported in some way.

 

During


We installed new concrete foundations with 6x6 columns supporting a 4ply 2x10 girder. We Installed new 2x10 floor joists with a 23/32in TandG osb subfloor.we framed 2x4 wall partiotions to create a new laundry room, a bathroom, 2 bedrooms. new addition rear walls and roof. We insulated all walls and ceilings per local core and ordinances. New rough plumbing and electric installed. other structural repairs made to support the original rubble foundation
