This page covers one way to finance a project with us: Rate’s Express HELOC, a fixed-rate home-equity loan. Read what Rate offers here, then apply with Rate directly. Other ways to pay are listed on our pricing page.
iSpec LLC is a general contractor, not a lender or a loan broker. We are not paid by Rate for sending you to them. We point you to financing so the project can go ahead.
Nothing about how we bill changes. The deposit and progress-invoice schedule on our pricing page does not change — the loan sits between you and the lender.
Rate’s Express HELOC lets you use the equity in your home for improvements. Rate describes it as a fit for homeowners with equity who don’t have the cash on hand for a renovation, don’t want to pull from investments, or would otherwise put the work on a credit card.
Already have a HELOC? That does not rule you out. Rate can take a 2nd or 3rd lien position, as long as there is equity in the home.
Need less than $25,000? Rate notes you can take the $25,000 minimum and repay the unused funds any time — there is no pre-payment penalty.

Rate asked us to refer you straight to Ashley Sattler. Questions about the loan or your application go to her.

Financing does not change the order of things. Every project runs the same way:
Apply for the Express HELOC once the estimate gives you the number, and before you sign the contract. Rate quotes approval in minutes and funding in 5–7 days from application, so start early enough for the deposit.

No. Rate’s Express HELOC application uses a soft credit pull, with no harm to your scores.
An existing HELOC does not disqualify you. Rate can take a 2nd or 3rd lien position as long as there is equity in the home. Ashley Sattler can tell you where you stand.
Talk to Ashley Sattler at Rate about what other options may fit. Your estimate and your contract with us don’t change, and other ways to pay are listed on our pricing page.
No. Rate pays us nothing, and we receive nothing for sending you to them. Our only interest is the project going ahead.
