What we build

Residential


Most of our work is for homeowners and investors in Columbus and the surrounding suburbs. iSpec LLC is the general contractor on every job, and what we hold ourselves to is a clear line of communication. The project manager who takes your first call stays your contractor representative for the life of the job — the liaison between you, your designer and the crew. On site, a skilled-trades lead runs the day-to-day work and coordinates with the project manager. You name an owner’s representative on your side, and decisions run between the two of them, so you always know who to call.

Kitchen Remodeling

A kitchen touches nearly every trade in the house — cabinets and countertops, but also plumbing, electrical, HVAC, flooring and drywall, usually in a room the family still needs to use. We run the whole job under one contract and one point of contact: layout and selections first, then demolition, rough-in, inspection, cabinetry, counters and finish work in an order that keeps the trades from tripping over each other. Custom millwork, tile and appliance installation are handled by our own carpenters or by subcontractors we have worked with for years.

Bathroom Remodeling

Bathrooms are the smallest rooms in the house with the highest concentration of trades, so the details decide the result: waterproofing behind the tile, venting, a shower pan that actually drains, and a permit and inspection on the plumbing when the work calls for one. We remodel hall baths, primary suites and basement baths — from replacing fixtures and finishes in place to moving walls and relocating plumbing. You get a written scope of work, a firm sequence, and one contractor answering for the whole room.

Home Additions

An addition is new construction attached to a house somebody is living in. Footings and foundation, framing, the roof tie-in, siding, MEP extensions and a full run of inspections all have to land without leaving the existing house open to the weather. We handle the drawings, the permit applications and the jurisdiction — Columbus, Dublin, Upper Arlington, Hilliard, Westerville, Delaware or Powell — along with the build itself. Second-story additions, primary suites, family-room bump-outs, sunrooms and garage conversions, from the first site visit to the final inspection.

Custom Homes

Building from the ground up means the plan, the lot and the budget all have to agree before the first footer is poured. We work as your general contractor from lot review and drawings through framing, mechanicals, finishes and the certificate of occupancy — or as a design-build partner if you would rather one team carried the design as well. You see the scope of work, the schedule and the subcontractor list before construction starts, and you get progress photos every week the job is open.

When the house is the project

Whole-Home Remodeling


Sometimes the house is the project: the whole plan reworked, the kitchen and baths replaced and the systems brought up to date in one job instead of five. Sometimes the house has sat empty first — a foreclosure, a sheriff’s-auction or land-bank purchase, what Columbus calls a zombie property. It is the same job with more of it: structure and foundation repaired, MEP replaced by licensed trades, then a new kitchen and baths built by our own crew. The Martin house and Chicago Avenue were both. We can handle it all, no matter how derelict the property, for a homeowner in the house or an investor in another state.

Commercial


We also work as a general contractor on commercial projects: tenant build-outs, office renovations and facility work for business, public and healthcare owners. We work with your architect and the local municipality on permits, building codes and inspections, and we coordinate subcontractors, MEP trades and submittals so you can stay focused on the business while we run the build. From bars and private clubs to office build-outs and tear-outs, commercial owners get the same schedule discipline and the same communication our residential clients do.
