iSpec LLC is a Columbus general contractor working on commercial renovation, office build-outs and tenant improvements across Franklin and Delaware counties. Most of our work is residential; this page is the commercial and institutional side of the business.
Commercial work is judged on schedule and coordination before anything else. We work with your architect and the local building department, hold the subcontractors and MEP trades to a sequence, and keep submittals and inspections moving so the space opens when you said it would.

Owner Juhriah Smith came into the trades through drafting: a CAD certification and work as an architectural draftsman, then a decade of full-scope remodels with an independent renovation company, then years as an installer, carpenter and jobsite foreman at a firm whose contracts were largely institutional and State work. The practical result is a contractor whose principal reads the drawings, runs the job, and accounts for the conditions that never made it onto the plans.

Yes. Most of our commercial renovation work happens around a working tenant. We phase the job, isolate the work area, keep exits and life-safety systems in service, and schedule demolition outside business hours where the building allows it.

From the construction documents where a complete set exists. Where the scope is open, we use the same cost-plus arrangement as our residential work: documented cost plus a stated 20 percent fee, with the job cost records open for review.
