Columbus grew outward in rings, and the rings are still legible in the housing stock: the city annexed aggressively after 1950, expanding from roughly 40 square miles to more than 220 today[2]. An address is the first clue to what a house is made of. The median Columbus housing unit dates to 1982[1] — but about 12 percent of the city’s housing predates 1940 and roughly 47 percent predates 1980[1], and those are the kitchens and bathrooms being redone now. Demolition day is when an estimate meets the actual house. A wall that looked like drywall is plaster over lath with a live circuit in the bay; a floor that felt solid is tile on a mortar bed over a subfloor that rotted at the toilet flange. None of it is random — it is predictable by era, which means it is budgetable by era.

What follows is the era-by-era version: what is in the walls, what code forces you to replace, and how a contractor prices work nobody can see yet. It pairs with the planning sequence and what you pay a contractor for.

How old is the average Columbus house?

Older than the median suggests. The median year built is 1982 in the city and 1981 countywide[1], pulled forward by four decades of apartment and suburban construction. About 53,900 Columbus units date to 1939 or earlier, and roughly 207,000 — near half the city — were built before 1980[1].

The rings, as a rule of thumb. Field shorthand, not a survey, but it holds. The oldest ring sits against downtown. Franklinton was founded in 1797 and is central Ohio’s oldest non-Indigenous settlement; the 1913 flood displaced 20,000 people and brought repair restrictions that began decades of disinvestment, reversed only after the floodwall was finished in 2004[3]. German Village, settled by German immigrants from the 1830s, is defined by one-and-a-half-story brick cottages and joined the National Register in 1974, with more than 1,860 structures inside the expanded boundary[4]. Olde Towne East and the near East Side belong to the same ring.

The next ring is streetcar-era: Clintonville was farmland that filled with housing in the early 1900s as the lines pushed north, and was not entirely inside Columbus until the 1950s[5]. Beyond it lies the postwar annexation ring the city absorbed as it quintupled in area[2]. The outer ring is newer than people assume — Dublin was a farming village until the 1970s and did not become a city until 1987[6], with Hilliard, Westerville and Powell on similar timelines. A Dublin kitchen and a German Village kitchen are different trades carrying different risks.

Before 1900. In balloon framing the studs run in single lengths from the foundation sill to the roof plates[7], so a cavity can pass a floor line uninterrupted: bad for fire, and the reason inspectors look for blocking once the wall is open.

1900 to 1940. Plaster was the wall surface for nearly every building until the 1930s or 1940s, and three-coat plaster beats drywall on strength and sound[8], which is why removing it is slow, dusty work. This is also knob-and-tube territory: common from about 1880 into the 1940s, no ground conductor, insulation that embrittles, never meant to be buried in building insulation, and a reason many insurers will not write a policy while it is energized[9].

1940s to 1970s. Two hazards define the band. Lead paint was banned for residential use in 1978, about three-quarters of pre-1978 homes still contain some, and any firm paid to disturb painted surfaces must be EPA-certified and use lead-safe practices[10]. Asbestos turns up in floor tile, sheet-flooring backing and adhesives, and pipe insulation; the bans came piecemeal — spray-applied surfacing in 1973, friable pipe and block insulation in 1975, wall patching compounds in 1977[12]. It cannot be identified by eye, and EPA advises inspection before remodeling disturbs it[11]. Aluminum branch wiring belongs here too: unlikely before 1965, possible in cable installed from 1965 into the mid-1970s, and survey work for CPSC found those homes 55 times more likely to reach fire-hazard conditions at outlets than copper-wired homes[13].

1980s onward. The problems narrow. Polybutylene supply — flexible, usually grey, stamped PB2110 — was made from 1978 to mid-1995 and went into as many as 10 million homes[14]. Federal Pacific Stab-Lok and Zinsco panels of the era have a reputation for being problematic; the standard recommendation is evaluation by a qualified electrician[15]. The newest houses are hardest to open neatly: foamed, sealed assemblies cut easily but need the air barrier restored. A custom home avoids the list entirely, because nothing is inherited.

Why does old plumbing get replaced instead of patched?

Because the failure mode is the run, not the joint you can see. Galvanized steel corrodes from the inside, so a line can look sound while the bore has closed to the width of a pencil. Federal drinking-water rules now require full replacement, not partial repair, of galvanized piping that ever sat downstream of a lead line[16]. Remodeling follows the same logic: once a wall is open, galvanized comes out and copper or PEX goes in, because new fixtures on old pipe move the failure downstream.

Drains run on a longer clock. Cast iron is commonly credited with about 60 years above grade and 50 to 60 below[17], which puts most Columbus cast iron at or past expected service life. Sound vertical stacks often stay; horizontal branches under a gutted bathroom usually do not.

Floors are the other plumbing problem. Bathrooms from the 1920s through the 1950s often have tile set on a thick mortar bed that hides everything beneath it. Once it is out, the subfloor has to be rebuilt to something tile can live on: minimum accepted floor rigidity is L/360, measured before underlayment[18], which means solid sheathing plus tile backer board, not a patch over soft plywood. Three places account for most rot found on demolition day: the toilet flange, the inside corner of a tub or shower, and under a window in an exterior wall. Does an old house need an electrical upgrade for a new kitchen?

Usually yes at the circuit level, sometimes at the panel. Code has long required two or more 20-ampere small-appliance branch circuits serving kitchen and breakfast-room receptacles with no other outlets on them, plus separate circuits for high-draw appliances[19]. Put an induction range, a microwave drawer and a dishwasher into a house whose kitchen ran on one circuit in 1952, and the load calculation comes first, not last.

Protection devices. GFCI protection is required at kitchen countertop receptacles, in bathrooms, basements and garages, and a bathroom needs a receptacle adjacent to each basin — half-baths included[19]. Ohio adopts the National Electrical Code through the Residential Code of Ohio, and the state’s own amendment summary records the arc-fault provisions at NEC 210.12(A) as model language with no Ohio modification[20]. Three panel conversations. Live knob-and-tube inside a wall is a price-it-now moment, not a nuisance[9]. Aluminum branch wiring from the 1965 to 1975 window needs an electrician’s remediation plan, not new devices on old conductors[13]. A Federal Pacific or Zinsco panel should be evaluated before anyone adds load[15]. All three are cheaper to handle in an open wall than behind finished drywall.

Structure, water and radon: what the house stands on

Opening the wall between a kitchen and dining room is the most common request in an older Columbus house and the most often mispriced. If it is a load-bearing wall, the work is not demolition — it is a beam, posts, a bearing path down to the footing, and a header detail an inspector wants to see before it is covered. In a balloon-framed house the load path is not always where it appears, because the studs are continuous rather than stacked story by story[7]. Foundations and water. Older foundations are stone, brick or early poured concrete, and the recurring problem is not the wall but the water reaching it: grade sloping the wrong way, downspouts at a corner, a footing drain silted up since 1974. Finishing that basement is a drainage project first.

Radon. Radon enters through the floor and foundation — a slab and basement issue. EPA sets the action level at 4 pCi/L and recommends fixing at or above it; radon is the leading cause of lung cancer among people who never smoked, is linked to about 21,000 deaths a year, and the Surgeon General has urged testing[21]. A test costs little next to a finished basement, and if the number is high, radon mitigation is a defined scope best installed while the slab is exposed.

How do contractors price what they cannot see?

With three tools: assumptions stated out loud, a contingency, and a change order process nobody is afraid of. The assumptions matter most, because a bid on an older house is a bid on a set of guesses. A sound estimate on a pre-1960 remodel says in writing what it assumes — no live circuit in the wall, sound subfloor under the tub, reusable drain, no asbestos-containing material — and what happens when an assumption is wrong.

That is what separates a low bid from a complete one: the cheapest quote on an older Columbus house is usually the one that assumed the most and wrote down the least, and it converts into change orders later. Ohio’s Attorney General makes the same point from the consumer side: a contract should describe the work, materials and timeframe, state total cost and payment terms, require written approval for any change, and avoid a large down payment before completion; three written estimates is standard advice[22] — not to find the lowest number, but to see which bidders looked at the same house you live in.

What changes when the house has been sitting empty?

Everything above, plus time. Ohio law defines the condition: a court may find property vacant and abandoned on at least three listed indicators — utilities disconnected, windows boarded or broken, doors broken off, accumulated debris, furnishings gone, evident vandalism, or an official’s written statement[23]. A zombie property is a house in that limbo, and central Ohio has a supply of them: Franklinton spent decades under repair restrictions after 1913, disinvestment compounding until the floodwall was done[3].

Practically: freeze damage in supply lines and traps, roof and window leaks that ran for years into wall cavities, animals in insulation and ductwork, copper theft that took the wiring with it. A house like that is rarely a kitchen project. It is a whole-home remodel priced as a rebuild of systems, scoped with the mechanical, electrical and plumbing routes drawn before any finish is chosen.

Common mistakes, and what to ask before you sign

The mistakes repeat. Choosing finishes first — in an older house the money is decided behind the wall, not on it. Treating the low bid as the real number — if one estimate is thousands under the rest on a 1925 house, the gap is usually scope the others included. Skipping testing — it costs a fraction of cleaning up an uncontrolled disturbance, and the pre-1978 rules are not optional for paid work[10]. Assuming a wall is dead — old circuits were extended and abandoned by decades of owners. Tiling over a flexible floor — that fails on schedule, not by accident[18].

What to settle before signing on a house built before 1980:

  • What year was the house built, and has the electrical or plumbing ever been updated — which parts, and when?
  • Is the supply piping copper, galvanized, PEX or polybutylene, are the drains cast iron or plastic, and which of them are being replaced?
  • What is the service size and panel brand, and does this scope require a load calculation?
  • Has the house been tested for radon, and for lead and asbestos where demolition will happen?
  • Which walls are load-bearing, and who is responsible for the beam and header details?
  • What does the estimate assume about hidden conditions, and what is the written process when an assumption fails?

Frequently asked questions

How much should I budget for surprises in an old Columbus house?

Ask for the contingency as a stated percentage of the contract, and expect it to be larger on a pre-1960 house than a 1995 one. What matters more than the number is what the estimate assumes about hidden conditions, and what the written change-order process is when an assumption proves wrong.

Does a 1950s bathroom remodel always mean new plumbing?

Not always, but more often than people expect. Galvanized supply corrodes internally and gets replaced rather than reconnected once a wall is open. Cast-iron drains are commonly credited with about 50 to 60 years below grade, putting 1950s piping at or past that mark. Sound stacks often stay; branch lines under a gutted bathroom do not.

Do I have to test for lead and asbestos before demolition?

For paid work in a home built before 1978, the firm disturbing painted surfaces must be EPA-certified and use lead-safe work practices. Asbestos cannot be identified by eye, and EPA advises having suspect material inspected before remodeling disturbs it, and never sawing or sanding it. Testing first is cheaper than containment afterward.

Will my existing panel handle a new kitchen?

That is a load calculation, not a guess. A modern kitchen needs at least two dedicated 20-ampere small-appliance circuits with nothing else on them, separate circuits for high-draw appliances, and GFCI protection at countertop receptacles. If the panel is a Federal Pacific or Zinsco unit, have it evaluated before adding load.

Is knob-and-tube wiring safe to leave in place?

It has no ground conductor, its insulation embrittles with age, and it was never designed to be buried in insulation — and many insurers will not write a policy while it is energized. Knob-and-tube found live during demolition is a change-order conversation, not something to close back up.

Is it cheaper to remodel an old Columbus house or build new?

It depends how much of the old house you are keeping. A kitchen or bath in a sound 1950s home is almost always cheaper to remodel.
